29 Flatbush Avenue
After sitting for years as a vacant parking lot, 29 Flatbush Avenue in Brooklyn has a new future as a 44-story luxury residential tower with ground-floor retail. Several of the tower’s design features required determinations and creative interpretation of the NYC building code requirements. That’s where KM Associates came in.
We provided building code and zoning consultations and were responsible for obtaining approvals and permits for the project. We accommodated ongoing expediting needs during construction to maintain permits in order to prepare the owner to receive the final Certificate of Occupancy.
KM Associates needed to obtain multiple determinations (special requests) for design features that diverged from traditional building code requirements. Those elements included the parking layout for four levels of attended parking with ‘stacked’ parking and tighter mechanical and electrical areas to maximize the usable floor area. The unusual layout of amenity spaces on the 4th and 42nd floors also presented creative interpretations of the building code.
Working with plan examiners and the Deputy and Borough Commissioners, KM Associates gained approval for all the determinations.
