NEW SIDEWALK SHED PERMIT RULES ARE COMING — ARE YOU READY?

Beginning January 26, 2026, the NYC Department of Buildings is implementing major changes that will directly impact how sidewalk shed permits are issued, renewed, and tracked. These changes will require more frequent filings, additional compliance steps, and greater coordination between owners, contractors, and design professionals.

What’s Changing?

1. 90-Day Permit Expirations
All sidewalk shed permits issued or renewed on or after January 26, 2026, will:

  • Expire every 90 days
  • No longer auto-renew in DOB NOW
  • Require a $130 renewal fee for every renewal

Permits issued before January 26, 2026, will expire under the prior rules.
This means every 90-day renewal becomes a compliance checkpoint, not just a fee payment.

2. New Scope of Work Requirements
For 3-Family and “Other” building types, applicants must now confirm whether the sidewalk shed is installed in connection with New Building, Enlargement, or Demolition work for which a permit has been issued.
